Property
Property forms an important proportion of our overall assets under management. We've made a point of searching for high-yield and high-quality assets, rather than putting together a 'trophy building' portfolio. We have also carefully avoided the risks inherent in speculative development to prevent funds being locked into investments for long periods at low returns.
We search for property investments in the right locations to meet and service local needs and we take the time to visit and personally assess all of our potential investments. As a manager, we're firmly focused on physical bricks and mortar rather than property shares. It's this philosophy, combined with our active management approach that helps us in our quest to out-perform the markets.
Our property team:
Don began his career in 1982, at Prudential, then joining Allied Dunbar as a trainee property manager and obtained Associate Membership of the Royal Institution of Chartered Surveyors. In 1991 he became a Director responsible for the Allied Dunbar Unit Linked Life Property Fund. On the formation of Threadneedle Property Investments in 1994 by merging the property investment activities of Allied Dunbar and Eagle Star, Don joined as a founding director. Don graduated in 1984 with a First Class Honours Degree in Urban Estates Surveying. In 1988 he obtained an MBA from City University London.
James Rigg manages the Threadneedle Pensions Property Fund and the Zurich Assurance Ltd ZAL Property Fund. He started his career in 1990 working for Jones Lang Wootton as a Chartered Surveyor and then moved to Nikko Securities in 1994 as a Stockbroker. James graduated from Exeter University with a BA (Hons) in Philosophy and also received a postgraduate diploma in Estate Management from Southbank University. James is also an associate member of the Royal Institution of Chartered Surveyors.
Chris started his career as a surveyor with Prudential Portfolio Managers Limited then moved to Kemsley Whiteley & Ferris as an investment surveyor. Chris joined Allied Dunbar Property Funds1 in 1992 as an investment surveyor to the Zurich Assurance Ltd ZAL Property Fund.
He graduated with a BA in Land Economy from Cambridge University and then qualified as a Chartered Surveyor in 1989. Chris is also an associate member of the Royal Institution of Chartered Surveyors (RICS) and sits on the Management Committee of the Association of Real Estate Funds.
John Willcock is a qualified accountant and sits on the Board of Directors of Threadneedle Property Investments Limited, acting in the capacity of the Company's Finance and Operations Director. He is also a Director of many other property companies within the Threadneedle Group.
John undertook investment industry and accountancy training whilst with Allied Dunbar Assurance plc, qualifying as a member of the Chartered Institute of Management Accountants in the late 1980s. On the formation of Threadneedle Property Investments Limited, he was appointed Head of Property Operations and later became the Company's Finance Director.
Joseph Vullo joined Threadneedle in October 2000 as a Asset Manager. He is responsible for the asset management function including identifying value enhancement opportunities, professional landlord and tenant matters, property leasing and building refurbishment/redevelopment. Before joining Threadneedle, Joseph worked in private practice for Drivers Jonas advising a mixture of institutional investors and property companies. Joseph holds a diploma in Estate Management from the College of Estate Management, Reading and is member of the Royal Institution of Chartered Surveyors.
Fraser D'Arcy joined Threadneedle in 2006 as an Investment Surveyor. He is responsible for commercial property in all sectors across the UK focusing primarily on acquisitions, sales and transaction due diligence.
Fraser started his career with Scottish Widows Investment Partnership in 2000 as an Investment Manager. He then moved to Insight Investment in 2003 as an Associate Director. Fraser graduated from Heriot-Watt University with a BSc (Hons) in Estate Management. He holds the Investment Management Certificate - UK Regulations and Markets (IMC) and is a Member of the Royal Institution of Chartered Surveyors (MRICS).
Nathan Hargreaves joined Threadneedle in 2005 as an Investment Surveyor. Since January 2011 he has been the fund manager of the Threadneedle Pensions Property Fund, focusing on fund strategy and the sale and acquisition of property investment stock.
Nathan has gained a broad range of property experience, starting off as a Building Surveyor, moving into the occupational agency, before specialising in commercial property investment.
Sandy Wilson joined Threadneedle in September 2002 as an Investment Surveyor for the Zurich Assurance Ltd AL Property Fund. In October 2007 he was appointed Fund Manager of the Zurich Assurance Ltd EL Property Fund. However, he continues to assist on the running of the Zurich AL Property Fund.
He started his career for Colliers CRE advising a number of institutional, private and property company clients. Before joining Threadneedle, he spent a year sourcing and transacting property investment acquisitions with WJB Mondiale. He graduated from the University of Paisley in 1997 with a degree in Land Economics and became a member of the Royal Institution of Chartered Surveyors in 1999.
